This week, there were 50 new listings in Santa Barbara, which is higher than it has been in a long time. 45 listings went into a pending status so there was still not large build-up of supply. Bidding wars, expecially for the most desireable properties, have returned. Santa Barbara is a bit protected from the price reductions that other areas have experienced because there is always a limited supply with no available land to build on, and it's such a desireable area.
