Not price\u2014surety of close.\u201d &amp;nbsp; Mark also describes two extraordinary transactions in which sellers are willing to pay buyers to assume loans and avoid agency foreclosures\u2014something he has never witnessed during his career. Although today\u2019s market remains challenging, he believes some properties are trading at values that could eventually produce exceptional returns as demand and rent growth recover. \u201cAt some point, they\u2019re going to look great,\u201d Mark says, predicting that certain properties could eventually trade for twice their current purchase prices.&amp;nbsp; \u201cIf you felt like you missed the opportunity 10 years ago, we\u2019re back\u2014same pricing, same opportunity.\u201d &amp;nbsp; His advice to sellers is to carefully investigate each buyer\u2019s transaction history and personally contact their references. His advice to buyers is equally direct: \u201cLocation is key,\u201d and investors entering difficult submarkets should have sufficient capital to withstand a potentially extended recovery.
