Default Insurance (High-Ratio Mortgage Insurance) When a buyer has a high-ratio mortgage \u2014 meaning: \u2714\ufe0f Down payment is less than 20% \u2714\ufe0f Loan-to-Value (LTV) is greater than 80% \u2026the borrower is generally required to obtain default insurance. Default insurance protects the lender if the borrower defaults on the mortgage.  Example: A lender has a $200,000 mortgage, but after a default and sale of the property, only recovers $180,000. If there is a loss after accounting for the sale proceeds and related costs, default insurance can help cover that lender loss. Title Insurance Title insurance is different. It protects against certain title-related risks, such as: \u2714\ufe0f Fraud \u2714\ufe0f Forgery \u2714\ufe0f Title defects \u2714\ufe0f Certain ownership or registration issues This is not about missing mortgage payments \u2014 it is about problems affecting the property title.
