With fewer investors able to borrow, rental supply tightens, rents rise, and cash flow strengthens—setting up a classic accumulation phase. Mortgage broker Barbara adds that lenders still have plenty of room under the cap, and experienced investors often get more flexibility from banks than first-timers.
